Foggy and Failed Window Glass Replacement in the Tri-Cities
If your window frame is still in good shape but the glass is foggy, cracked or failed, you don't have to replace the whole window. Pannonia Glass swaps out the glass unit for new, energy-efficient glass and keeps your existing frame. It's a cost-effective way to restore your window's appearance and efficiency, and we do it for homeowners across the Tri-Cities and Burbank.

What glass unit replacement is
Most modern windows use a sealed, double-pane glass unit, two panes of glass with an insulating space between them. Over time the seal around that unit can fail. Moisture gets in, and the glass fogs up or streaks from the inside, where you can't clean it. A failed unit also loses much of its insulating value.
Glass unit replacement removes only the failed or broken glass and installs a new, energy-efficient unit in the same frame. Because the frame stays put, it avoids the extra cost and work of a full window replacement.
Signs your glass unit has failed
- Fog, haze or condensation between the panes that doesn't wipe off
- Streaks, mineral spots or a milky film inside the glass
- A cracked or broken pane
- A room that feels colder or warmer near the window than it used to
If the frame itself is rotting, warped or not working, a full window replacement may be the better choice. We'll tell you honestly which one makes sense.

Frequently asked questions
Why is my window foggy between the panes?
Fog between the panes means the seal around the glass unit has failed and moisture has gotten inside. It can't be cleaned from either side. Replacing the glass unit fixes it.
Can you replace just the glass without replacing the window?
Yes. If the frame is still sturdy, we replace only the failed or cracked glass unit with new energy-efficient glass and keep your existing frame.
How much does it cost to replace a foggy glass unit?
Every job is quoted individually based on the size and number of glass units. Quotes are free. Call (509) 528-9212 to get yours.
Is glass replacement cheaper than a new window?
It is usually the more cost-effective option, because the frame stays in place and there is less finishing work. We'll let you know if the frame is worn enough that a full window replacement makes more sense.
